Our Staging Process

We follow a consistent process for staging all listings so that you know exactly how we work and what to expect from first consult to the day that we destage.

The first step is for us to preview the property, with or without you and your seller depending on availability. We will take measurements and photos to assist us in determining the staging service quote.

We will then draw up a quote with our recommendations of which rooms should be staged for the greatest impact as well as any pre-staging
recommendations to prepare the listing for staging day.

Next we will send the quote and “A Few Important Things to Know” to both the realtor and the seller to be read and signed by both.

 

If the seller and realtor agree, will will then send a Staging Agreement to be signed.

Once the contract is signed, we will send an invoice for the non-refundable 50% deposit via Square. We cannot save a staging date unless we have both a signed contract and the deposit.

We then begin planning for the staging job, selecting inventory and decor, and purchasing any items needed specific to the home.

 

The day before staging day, we will revisit the home so that all of the staging team know the layout and needs of the home.

On staging day, we will spend the morning packing up from our warehouse and then spend the rest of the day placing all of the furniture, rugs, art and decor. The sidewalks and driveway must be clear of snow and ice before our team arrives or we will not be able to stage that day.

We request that photos be scheduled after 12:00 noon the next day in case we want to make any last minute changes or additions the morning of the photos.

Once the home is under contract, we will set a tentative destaging date based on the closing date. We like to destage once the home is clear to close.

On destaging day, our crew will arrive ready to wrap, pack and load. We will vacuum and mop floors when requested.
